    • The Rule: Always choose a well-established agency with years of completed sales data. You need an honest market price based on actual finalized transactions, not a fantasy figure that will leave your apartment sitting on the Bulgarian property market for years.

  • 2. Never Give any Agency an "Exclusive Listing" Agreement

    • The Reality: Exclusive listings are a major trap for overseas sellers. Once you agree to one, you are locked into that single agency. Even if they fail to find a buyer, or if you find a buyer yourself, you can still face severe financial penalties just trying to exit the arrangement. In many cases, these exclusive agreements are for over 1 year, and you would actually need the agency to agree to cancel it even at the end of that year.

    • The Rule: Keep your options open. Avoid exclusive commitments so you are never held hostage by an underperforming agent. If an agency is truly confident that they can deliver a successful property sale, they should not need to lock you down.

  • 3. Insist on a "No Sale, No Fee" Property Sales Guarantee

    • The Reality: Some agencies charge upfront marketing fees, administration costs, or hidden retainers regardless of whether they actually deliver a buyer for your holiday home.

    • The Reality: This is a massive conflict of interest. A resort management company's priority is maintaining rental and maintenance contracts. We have seen countless cases where management companies refused to pass on the highest offer because they preferred a lower offer from a buyer who agreed to keep renting the apartment through them.
